Exterior Specifications


The exterior appearance of units in the village needs to be consistent, so paint and stain colors, as well as door and window styles must conform to the following standards.

Window and Door Specifications

Windows/ Patio Doors/ Sliding Doors

The first thing a homeowner must do when changing out any windows or doors is to fill out an Architectural Change Request on the Water’s Edge website.
When purchasing windows to meet Water’s Edge specifications, you may use the following:
  • Vinyl Windows
  • Aluminum Clad Windows
  • Fiberglass/Composite Windows
Windows must match the “Waters Edge Window/Door” paint color which closely matches the guttering color; many manufacturers have colors that work to meet these standards.

If the color isn’t matched as required, home owners will be required to paint the windows using “Waters Edge Window/Door” paint. The specified paint can be purchased at Sherwin-Williams in Bloomington, IN located at 10th and the by-pass. Sherwin-Williams has a folder with all specified Waters Edge Colors.

Installed windows must be the same style of window that is currently in place (i.e.: casement, direct set, etc).

Patio doors may be switched for sliding doors and sliding doors may be switched for patio doors.

When replacing windows/patio doors/sliding doors, a 1×4 cedar or composite board that matches the appearance of cedar must be wrapped around the windows on the front of all buildings to match other new windows already installed in the village.

Front Doors

Front doors must match existing front doors; these doors are also offered by many different manufacturers.

Front doors must be one of the following:
  1. 6-panel smooth steel
  2. 6-panel smooth fiberglass
Front doors must be painted using “Waters Edge Window/Door” paint which matches the guttering color; the specified paint can be purchased at Sherwin-Williams in Bloomington IN located at 10th and the by-pass. Sherwin-Williams has a folder with all specified Waters Edge Colors.

Storm Door

Storm doors that are the old chocolate brown color must be painted using the “Waters Edge Window/Door” paint which matches the guttering color, or be painted the “Pella Brown” color. If the storm door is to be replaced, it must be the following:

Full view door, in the factory finish “Brown” if it is a Larson or Pella door – this color is darker than the Window/Door trim color (more of a gray/brown color).

Closet/ Storage Doors

Closet/Storage doors must match existing doors; these doors are also offered by many different manufacturers.

Closet/Storage Doors must be one of the following:
  1. Smooth steel
  2. Smooth fiberglass
Closet/Storage doors must be painted to match the siding color (Waters Edge Body); the specified paint can be purchased at Sherwin-Williams in Bloomington IN located at 10th and the by-pass. Sherwin-Williams has a folder with all specified Waters Edge Colors.

Garage Doors

Garage doors are made by many manufacturers that meet Waters Edge requirements. Most companies offer a garage door in similar color with a smooth textured finish in the siding/body color.

If garage doors do not match the specified color, they must be painted to match the siding color (Waters Edge Body); the specified paint can be purchased at Sherwin-Williams in Bloomington IN located at 10th and the by-pass. Sherwin-Williams has a folder with all specified Waters Edge Colors.

Note: Any rot or damage found when replacing windows and doors is to be repaired at the homeowner’s expense.

Paint & Stain

Back Deck Railings

The horizontal deck boards on the side decks can be changed to the Fiberon composite deck board at any time at the homeowner’s expense. If you don’t plan to change your side horizontal deck boards in the near future, there are 3 choices for staining the side deck boards:
  1. Keep the existing standard stain color (see 3511 Cedar Bark label below)
  2. Stain to match the deck railing (see Waters Edge Railings label below)
  3. Stain to match the front deck Fiberon color (see Waters Edge Back Deck label below)

Windows & Doors

The window trim, front door, back door, and door trim colors must match the deck railings and the gutters. The paint information is included below (Waters Edge Door/Window label). NOTE: the storage closet doors and frames will remain the same color as the building.
